Posting Plans
Our firm can physically mark your property corners with legal property markers (iron pins) and provide a posting plan showing the location of the set legal property markers, eliminating any ambiguities as to where property lines are on the ground.
Subdivision Plans
Subdividing land can be a complex process. It often requires in depth consultations and negotiations with approving authorities, neighbours, and developers. They are required if you wish to create more lots from an existing parcel, or simply want to relocate interior lot lines to satisfy municipal requirements for existing structures or land use. They can also come as a requirement for development permit approval depending on the municipality your project is located in. We can also provide a proposed subdivsion plan that can be used to start the conversion with your local municipality as you begin planning your project.
Consolidation Plans
Consolidating existing land parcels can open up more development opportunities and is often a key step in the permitting process. Often road dedications or widenings can also be addressed as the same time as consolidations can be addressed to meet the requirements of local approving authorities and ensure your project stays on track.
BC Land Surveyor’s Certificate of Location
Location certificates, similar to building location certificates, can be used to determine ownership of existing features/improvements on or adjacent to a property. A location certificate can be tailored to the answer the specific questions you might have about a feature. This includes buildings, walls, fences, fences, etc.
